Just like to throw this out there on what anyone's opinion on shared ownership.
I'm thinking about the 3 months in 3 out option for British really but it's open to all.
I've been looking at Abruzzo/Molise areas , say up to 40,000 euro inc legal fees with minimum restoration , they do exist .

Are you looking for people to you?

40k per person? Or total?

The problem I see is the regions you've listed tend to be highly seasonal for tourists. I'm guessing you're thinking about a beach area? Or at least near a beach.

Not many people are going to want to spend winter or worse late autumn there.

I seeing an ad for a time share type apartment in Venice. There it made sense. The people owning the place had rights to visit off season. The rest of the year the place was rented out to tourists. After your buy in you actually got paid out something every year.

But a rural property like you'd be looking at?
 
Okay let me explain a bit further.
No ,I'm not seeking a 'co-owner' through this post ,but would like to gauge if there's any interest, maybe someone as never thought of this as a way to go.
40/5K in total not per person , ive seen a nice turnkey property furnished 20 mins from the sea for 31K for example .

The three months I would be interested in would be Feb-March & Aug-Oct -the other could be Nov-Jan & April-to June.
So there's a mixture of cooler and hotter times for both parties. The motives for being there are personal really? I actually have a hobby that suits the colder months so I'm not bothered about that aspect .

Letting rather than occupation say with Airbnb could be by agreement if thats what a someone wants to do.

Hopefully this clarifies my idea...of course I can look at going solo if needs be ,but it frees money up for other things.
 
If you're talking about someone (s) to go into buying a property with you and divvying up between yourselves as to when and how you take advantage of it - that is a direct way to end unhappily.
Under Italian law you would be equal owners with equal rights and obligations. You would need a separate agreement to divvy up time periods, again by a notary. Should one of you want to sell there is no preemption right for the others, you own a quota of a building so may never sell. Your only option for rental would be short term lets - unless all the owners decide to rent on a transitory contract for up to 18months. Rents in that area are low, so you wouldnt really make any money. If its to restore then who pays what and who chooses the builder etc. In my experience shared purchases, even within families, do not end well. If you can afford to go it alone, then do so - at least the property would be yours to do what you like with.

No not really ,surprised me as well ,some are in good fettle ,I've lived in the hills around Verona in the past with less mod cons and it was fine ,so don't concern yourself with 'fitted kitchens' and all that ,it's not Surrey haha.
 
Wasn't talking modern cons. Don't be surprised to find the kitchen is nothing but a white wall with a hole for the drain and two water connections.

Are you at least looking at places in town? Anything out of town you need to make sure it has light, city sewers and gas.

Not having an Enel connection is the worst but the rest will end up costing you money over time.

Ok ,the places I have looked at tend to come with a video and yes some are a bit basic as in they might need a bathroom installing ,on the other hand some come looking fine with decent furniture and fittings inc.
If (big if) I did partner up with someone sane and reasonable , all these points you make would be looked into ...for myself if I go it alone I don't mind things a bit rustic as I plan to be out a lot doing my hobby and making YouTube videos.
